A lease is the moment a plan stops being a proposal. In December 2025, Las Vegas Weekly writer Shannon Miller reported that THIRD Street — a nonprofit formed by four local arts organizations — had signed for the former Downtown Cinemas and had a building of its own.

The number that matters in Miller’s story is 41,500 square feet. That is the space being converted, over roughly three years, into a 250-seat theatre, a 150-seat black box sound stage, screening rooms, rehearsal studios and a media and broadcast studio. Vegas Theatre Company, Vegas City Opera, the Las Vegas Sinfonietta and Laugh After Dark are the partner organizations behind it.

A three-year build, opened in stages

The campus is not waiting on a ribbon cutting to be useful. Miller reported a partial opening and the first dual-enrollment classes in 2026, with the official venue launch following in 2027. Staging it this way lets education and rehearsal begin in finished portions of the building while construction continues elsewhere — and it means the space starts serving artists years before the last wall goes up.

Education built in, not bolted on

The College of Southern Nevada partnership is the piece most easily overlooked. Dual-enrollment coursework puts students inside a working venue rather than a classroom mock-up, across film, theatre, music, digital media and live entertainment. For a city whose entertainment economy has historically imported its skilled crews, training them on site is the long game.

The number behind it

Miller reported more than $450,000 raised toward phase one against a $5 million goal covering construction, expanded programming and an inaugural season. The gap between those two figures is the reason the campaign has stayed public.
