Adaptive reuse is the strategy, not a shortcut

Most cultural campuses of this size begin with a decade of capital campaigning and a ground-up build. THIRD Street starts with a building that already has what theatre needs most and is hardest to construct: sloped floors, sound isolation, projection infrastructure, lobbies, restrooms, and parking.

Working inside an existing eight-screen cinema compresses the timeline dramatically and lowers the cost per seat — which is why the campus can talk about opening in years rather than decades.

Starting with a show, not a ribbon

Launching with a live presentation rather than a groundbreaking photo was a deliberate choice. It put the mission in front of the audience in the only form that actually explains it: a new piece of work, performed locally, by local artists, in the building where more of it will be made.

What the campus adds to downtown

The eight-screen footprint is being re-planned into performance venues, screening rooms, a rehearsal and event hall, and media production space — with resident companies including Vegas Theatre Company, Vegas City Opera, Las Vegas Sinfonietta, and Laugh After Dark. Rather than one organization occupying one stage, the campus is designed so several can share overhead and keep more of their budgets in the work itself.
